Neighborhood guides · Johnson County
living inGodley, Texas
Godley is one of the fastest-growing small towns in the DFW area, and it's home for me. You get country views, room to breathe, and a lot of house for the money, about 30 miles southwest of downtown Fort Worth.
I live here, so I know the roads, the neighborhoods, and the new communities going in. If you're curious about Godley, I'm happy to give you the honest scoop.

The big picture
why peopleChoose Godley
Godley started as a small railroad town in Johnson County, and it still has that hometown feel. Friday night lights, a small downtown, and neighbors who wave. What's changed is the growth: new neighborhoods and new families are arriving every year.
The appeal is space and value. Compared with closer-in suburbs, Godley often gets you a newer home, a bigger lot, or acreage for the same budget. Cleburne, Granbury, and Burleson are all close for shopping, and the Chisholm Trail Parkway makes the drive into Fort Worth easier than you'd think.

What to know
before youBuy in Godley
A growing school district
Godley ISD is growing quickly, with new facilities underway at the high school. Ratings vary by campus and year, so I'll pull current TEA ratings and zoning for any home you like.
Wells, septic, and co-ops
Many acreage homes use a water well and septic system, and some areas are served by a water supply corporation or electric co-op. We'll inspect both and confirm utility providers.
Property taxes
Rates depend on the city, county, and school district, and many new subdivisions add a MUD or PID. Ask me for the actual tax rate on any home before you offer.
New-build checklist
With so much new construction, compare builder incentives, lot premiums, and HOA rules, and always get your own inspection, even on a brand-new home.
The commute
Plan on roughly 35 to 45 minutes to downtown Fort Worth, depending on where in Godley you live and the time of day.
Deed restrictions
Acreage communities often have their own rules on minimum home size, outbuildings, and livestock. We'll read them before you fall in love.
